The idea of loft conversions

Real estate RSS Feed

When you plan to buy a new house one of the major priorities is that it contains enough number of rooms to satisfy your needs. However as your family grows the number of rooms you require also are sure to increase. This gives you trouble and you are forced to stuff into a space that does not satisfy your needs. In the present era the problem has been largely overcome by the idea of loft conversion. In the old days lofts were used only by the artists and poor people who lived in their studios and galleries to save rentals. Businessmen dealing in real estate took an initiative and converted old industrial warehouses into living spaces. This was followed by a revolutionary change and more and more people started living in the lofts.
Loft conversion confers you many benefits and you can create a large living space at your home at an economic value. These loft conversions may of different types and styles that include dormer loft conversion, mansard, velux and hip to gable conversion. Dormers can be built in the front, back or rear of the house. Choose a good space for the stairs too so that they don’t disturb the natural architecture of your home you can choose any style that suits your type and place. But before you begin any conversion there are a lot of steps you have to take.
First thing you have to do is to take permission from your neighbors and inform them about your plan and the type of conversion that you want. They should be given complete information regarding when you are starting the work and how long it would take. Most of the neighbors are courteous enough to allow you and sign the papers. The Party wall act prohibits you from using any wall for loft conversion that is common between you and your neighbors without adequate permission. Thus seeking permission in time would save you trouble later. However if your neighbors don’t agree you will have to request a survey team to visit your place and decide upon construction pattern.
Not only this if you are living in a conservation area or in an area which is of high significance in terms of natural beauty you will have to seek permission from the building and planning authorities. The safety laws for the loft conversion are also very strict. In a one or two storey building it may not be of too much importance but in a three storey building you need to provide the evidence of having a smoke detector, emergency exit and other important things that you need in case of emergency. Since lofts are converted out of the old buildings insulation is required which costs more than the usual. The current Building regulations set down standards for all new loft conversions and also minimum airflow standards to avoid problems like sweating. This may give you some problem as the lofts are built in such places of your house that are generally located away from the airy places.
