Security Deposit – Security deposit is an amount given to landlord by the tenant. There is no fix amount for the deposit, but usually it is equal to the rent amount of 2-3 months. Landlord has no right to use security deposit for personal or any purpose. However, under some special conditions landlord can use the money. The cash amount can be used to recover unpaid rent; damage to home cause by tenant can be recovered from this money.

Privacy – As per these acts, it is duty of landlord to provide complete privacy. Landlord has no right to disturb tenant in any case. Landlord has to serve a notice before entering in property and can not inspect the home unannounced.

Evict – Tenant can be evicted for many reasons, but landlord tenant act must be followed. Violation of rent agreement, non-payment of rent, intentionally damage to property, unlawful acts etc. are some reasons which can remove the tenant from home. Landlord is required to give 3 days notice to tenant or he/she can follow the steps of agreement.

Rent Hike – Landlord has right to increase the rent by 10% every year. Property owner is required to give notice of 30 days in order to increase rent. 60 days notice is required if you want to increase the rent more than 10%.

Pets – It is advisable to follow no pet rules. If landlord allows tenant to bring pet, then it is necessary to list every allowed pet in agreement.
