Plumbing problems in new houses

Have you ever come across a brand new home, which has been beautifully staged or well painted or has perfectly mowed lawns? Were you impressed? Well, most of us are. What we don’t see are the internal problems that could most probably be related to plumbing. From old, rusty and leaky pipes to the poor drainage systems and many other unwelcome and costly surprises rather shocks might await you, if you don’t pay due attention to these issues before purchase of your house. So, wait before you get trapped by signing the papers.

First of all, when you go to a place, test all of the valves and faucets. Make sure that the faucets are functional and the flow of water from them is appropriate. If very little amount of water flows out of them, then this is also a plumbing flaw, as it could be due to clogged valves which might need replacement or repair. The pipes could even be undersized or outdated. Getting all this replaced or repaired can be very costly for you and it is not your responsibility, so why should you? Therefore, you need to get them checked before signing of the legal papers.

Next step is to make sure that the faucets can regulate the temperature of the water. Check for hot water flow and then turn the cold water faucet, so that you can mix the different temperatures of water. If it is not possible, then it means the valves require repair. But, you need to check all the faucets. If you experience this issue on many faucets, then it could be an indication that the problem exists in the hot water heater, commonly called the geyser. It could be the case that the supply pipes of hot water might be defected.

Now, turn the faucets on and let the water flow in full force. Can you hear any thumping kind of noise emitting from the pipes? This could be due to improper attachment of the framework of the pipes or old pipes. Check for leaky or clogged drains as well. Flush the toilet and look for sluggish draining. Make your all the plumbing fixtures are in good enough condition and that their functioning is proper too.

You should also go to the basement to inspect the water lines. In case, there are galvanized steel pipes and the house is a bit old, then it means that you should keep your eyes open for corrosion. Moreover, look for signs of water pipe passages on the floorboards. These could be identifiable through rotting signs. Also, the area where water drips internally turns to be blue or green overtime. Can you smell mold? If yes, this is yet another indication of leaky drains and pipes. While walking on the basement floor towards the sewer, you might notice stepping onto wet areas. Well, this could possibly be wastewater and you should take serious notice of it. So, show concern for this important problem if you want to avoid regretting your decision later on.
